The market value is the current value of real estate on the real estate market. The market value of a property or plot of land is determined by the price that could be achieved on the valuation date based on the legal circumstances and actual characteristics, other features and the location of the property.
The purchase price may deviate from the market value. The market value defined as the price under certain conditions cannot be equated with the purchase price negotiated on the property market in individual cases. Accordingly, market value appraisals pursuant to Section 193 (3) BauGB do not have any binding effect.
Fees are charged for the preparation of appraisals by the Joint Expert Committee. The fees incurred are based on the market value determined by the Joint Expert Committee. The amount of the fees is set out in the fee statutes of the (PDF) (1.6 MB)Joint Expert Committee.

How can I apply for a market value appraisal?
If you would like to have a market value appraisal prepared, please first send an informal e-mail to the expert committee at gutachterausschuss@rastatt.de.
How does the inspection and on-site visit work?
After preliminary examination of the submitted documents by the office, an on-site inspection appointment is arranged. Members of the expert committee and an employee of the office will be present at the site visit. We ask you to make all rooms accessible to the experts. If rooms or apartments are rented out, please arrange the appointment with your tenants accordingly.
How is the market value determined?
After the inspection, the expert committee will determine the market value of your property. The office will then prepare the written appraisal and you will receive the requested copies in accordance with your application. If the owner is not the applicant, they will always receive a copy of the report in accordance with Section 193 (4) BauGB.
