The integrated urban development concept for Rastatt 2036 includes ten so-called key projects that are of great importance for achieving the defined key objectives. However, in order to exploit possible synergy effects, the individual projects must always be considered in a wider context and planned further. Resolutions of the municipal council are required to implement the planned measures.
Southern entrance to the city
Between 800 and 1,000 climate-friendly residential units are to be built on the 17-hectare former barracks site at the southern entrance to the city. To promote social integration and inclusion, a mix of privately financed and publicly subsidized rental apartments and condominiums is planned. The new district will be linked to the existing buildings and connected to transport with forward-looking mobility options. The next step is to draw up an urban planning design. However, this is dependent on the decision as to whether the new Central Clinic Mittelbaden will be built in Münchfeld or possibly at the southern entrance to the city.
Northern entrance to the city
The agricultural land between Bittler, Zaystrasse, the north-west bypass and Murg is earmarked for sustainable, architecturally high-quality residential development. The aim is to integrate all population groups in a socially and culturally mixed residential environment. In addition, the new main fire station, which is currently located on Plittersdorfer Strasse, will be located on Zaystrasse. Climate-friendly construction is planned, taking into account the flora and fauna and the area's function as a cold air corridor to cool the city center. The local community is to be actively involved in the development of the building area.
Urban Murg
The potential of the Murg in the urban area is to be better utilized and new meeting and recreational spaces created. Areas and paths on the embankment and access to the water are to be expanded. Viewpoints and seating steps on the banks as well as additional seating, play and leisure facilities are planned.
A themed trail is also conceivable, for example one that highlights the cultural diversity of the Rastatt population, the richness of flora and fauna or the special features of the individual districts. The challenge lies in finding a solution for the existing tree population. The prerequisite for this project is the implementation of the technically required flood protection. The population is to be involved in the planning.
Station road
The quality of the Bahnhofstrasse as a place to stay and live will be improved by removing traffic areas and increasing the greening of the side areas. The reduction of Bahnhofstrasse to one lane in each direction is being examined. This could give pedestrians and cyclists more space. Upgrading Bahnhofstrasse will also strengthen the local businesses.
The focus is also on social cohesion and the potential of the local population, which is characterized by cultural diversity. New meeting opportunities and a revitalization of the cultural square are therefore part of the concept, which is to be developed and implemented together with residents and business people.
Vibrant city center
The market square and the surrounding streets and squares are to be enlivened by additional events in the evening hours. Among other things, intercultural get-together days are being considered to promote interaction between the residents of the city center. More greenery, improved cleanliness and new seating are intended to increase the quality of the area.
The close cooperation with retailers, hoteliers and restaurateurs will continue. Through early discussions with the owners of retail space, vacancies are to be minimized and, if possible, avoided altogether. The opening of pop-up stores is encouraged in order to breathe new life into vacant premises. This is also linked to the hope that initially temporary retail commitments will lead to long-term lettings.
Old industrial estate east
The old commercial area borders the city center and the train station to the east and is bisected by Rauentaler Strasse. Existing commercial areas are being further developed and brownfield sites reactivated. The aim is to achieve sensible redensification. The focus is on attracting companies with climate-friendly concepts. The interests and intentions of the property owners, the companies located in the area and its residents have been bundled in the "Cooperative Development Offensive Alt-GE Ost Rastatt". New residential areas are no longer being designated. An application is to be made for inclusion in an urban development program.
Existing clinic site
The Rastatt hospital in Engelstrasse will be abandoned when the planned central clinic is available. This will free up an area of 35,000 square meters in a prime inner city location. A feasibility study will examine the suitability of the site for various uses. The aim is to create a mix of administrative, healthcare and residential uses. In view of the shortage of space in the city center, a high-quality densification of the quarter is planned. The population is to be involved in the development process.
LGS and Rastatter Bruch
An undeveloped area totaling 430,000 square meters in the west of the city will be used for the State Garden Show 2036 (LGS) into a recreational area that can be experienced. In addition to the Oberwiesen landscape park and the Kolbengarten climate protection park, this also includes the city park. This is to become a sustainable, high-quality green space for all generations. The dovetailing of extensive agriculture with a landscape and climate protection park is of great importance here. The Rastatter Bruch will be linked to the LGS in the same way as the historic city center and the renaturalized Murg.
Lock axis
The castle axis is to be upgraded in a southerly direction (Ottersdorfer Straße) as far as the LGS site. It is also to be visually enhanced in a northerly direction (Karlsruher Straße). To this end, a new urban development is planned on the site of the former Fütterer car dealership. The redesign of the castle axis will be accompanied by extensive tree planting to provide cooling shade. Pedestrians and cyclists in particular should benefit from this.
Central Clinic Mittelbaden
Klinikum Mittelbaden plans to merge its existing hospitals in Rastatt, Baden-Baden and Bühl into a new Central Hospital Mittelbaden. The new building is to be erected on an area near Münchfeldsee (outlined in red on the right) that was previously used by Rastatt SC/DJK and the German Shepherd Dog Club. This was opposed by a citizens' initiative, which campaigned for the former barracks site at the southern entrance to the town as a clinic location (area outlined in red on the left).
